As the summer continues and people are starting to get bookings for the autumn and winter season, I am starting to get emails with enquiries about bedding for rental, people who are interested in booking rental properties and wanting to enquire about bedding.

 

I had never given much thought to bedding, I was under the impression that people would ask. However, as more and more people ask me, it has given me a good insight into what people really want.

 

I know from my own personal experience when I stay at a hotel, if I take my own bedding, I like it better. Probably because I know what it has been washed on, I know what it has been put through and, if I hate it, I know that I can do something about it.

 

I am sure you know what I am talking about, you wake up on a hotel bed and it is rough and uncomfortable. You immediately think of how you are going to give it another couple of nights but you are so tired that you just throw on whatever you want. You walk out of the door and onto the street with an unmade bed on your head. That look you get from passers-by, oh my god, look at you.

 

Bedding is a pretty important part of a rental property. It is one thing that a lot of customers overlook when booking a rental. However, if it is bad then it can be the difference between a good tenant and a bad tenant.

 

What Should I Go For?

If you are renting out accommodation then you need to have a choice. I am talking generally here, i.e. not specific to a rental. Read my other post 400 Thread Count Bedding

 

For a single person, a medium to a soft to medium weight comforter/ duvet. Now this comes down to personal preference. Some people like heavier bedding, others like a lighter and airy feel. If I am a winter person, then I prefer a heavier comforter/ duvet. In the summer months I prefer a lighter and airy feeling bedding. That being said, it is up to the landlord to decide whether they would like this to the tenant or not.

 

A single standard or double bed (depending on how much space you have) then I would recommend 2 single beds. This gives you two light bedding options for your guests. If you have twin singles, then you can put them back to back to create one large bed.

 

A double bed, then I would recommend 2 medium bedding options i.e. 2 light duvets or comforters.

 

For a King bed, I would recommend 2 large bedding options i.e. 2 medium duvets or comforters.

 

Note: The weight is the most important factor to take into consideration.

 

Egyptian Cotton – traditionally a good type of cotton to use on bedding. It is more breathable.

 

Silk – generally a good type of bedding as well, it is a good breathable material. A drawback of silk is that it is not the most durable and may tend to wear down quicker.

 

Flannel – this kind of bedding is bulky and feels rough. It is warm and great in the winter.

 

What You Need To Do

Once you have done your research on your options and chosen the bedding, the next thing you need to do is wash it. A dirty bed is a deal breaker. This is not negotiable. If a bed is not cleaned, and it is clean, then the guests are always going to notice it. When people book a room, they normally do not want to book somewhere and then have to walk through it and find the dirtiest bathroom ever.

 

When to Wash

Ideally, you want to wash your bedding at least twice a week. This will ensure you that everything is fresh and clean. If you then wait until your guests arrive to clean it, it will be too long and they will notice it. Even if you have cleaners coming in to clean the property, they will still be scared to touch the bed. They may clean the top surfaces but the bed frame and mattress are not (I’ve seen it happen!). So when you clean it, clean it clean.
